Hi. I am a Single buyer and I have just got my HFE approved. According to the HFE, I am eligible for an HDB loan. I would like to know if I can proceed with an HDB loan if my monthly gross salary gets above 7K after HFE approval. In my understanding, gross salary above $7K for Single will not be eligible for HDB loan. Assume that I do not need to increase to my loan quantum and I choose to proceed with an HDB loan, will there be any potential issue when submitting a resale application later?

I believe you are aware of the income ceiling for HDB loan, thus technically speaking since you are already earning above the income ceiling, rightfully you are ineligible for HDB loan. If you like further clarifications, you may wish to check with HDB on this, given that the income assessment is not based on 1 month salary alone but the past 12 months.

Hi, technically as long as your gross monthly income across past 12 months does not exceed 7k, it should be fine, but best to check with HDB.

Hi,

To my understanding as long as the HFE letter is still valid upon resale application submission, the eligibility for hdb loan and grants will not change and be based on the HFE letter issued. You can call in hdb hotline to confirm but below is a message I got from other applicants when they applied for hdb sbf exercises

"We seek your understanding that applicants’ eligibility for flat purchase, housing grants or HDB housing loan will not be reviewed even though there may be subsequent changes to the household income. This is stated in the terms and conditions for an HFE letter. For example, the EHG amount will not be reduced or revoked when there is a subsequent increase in income. Similarly, it will not be increased if there is a subsequent income reduction. This is to maintain a clear and consistent position on the eligibility conditions, as good stewards of public funds and to be fair to all applicants."

1) According to the terms and conditions stated in the HFE. Any changes to your income after the approval will not affect the grants, loans, and eligibility provided by the HDB.
2) This is to maintain a consistent policy and not to provide a confusing message to everyone.
3) Therefore, you can still proceed with your purchase as planned.
4) However, if you are not able to make your purchase after the HFE expires.
5) The new HFE will reflect the latest changes in your income and status. You properly will no longer be eligible for the HDB loan and grants since these are the items that will be affected by your income.
