Since you are SC, you are eligible to purchase resale EC that's more than 5 years old. No income ceiling restriction. Your credit assessment have to be determined by the banks. You are not liable for ABSD if this is your first residential property in SG.

Hi Mrs Shetty

I am marketing 2 units at Eastvale. It is an EC which is just directly opposite Downtown East at Pasir Ris. There is no income cap for Eastvale as the condo is more than 10 years old, and so it has gone privatized. Cheers!

For purchases of Executive Condo (EC), in the secondary market it would have fulfilled its minimum occupation period (MOP), which is at least 5 years for SIngaporeans to purchase.

Only then can it be approved for sale, you won't find any EC for sale less than 5 years in the open market.

ECs sold in the open market are not subjected to any income ceiling, and is treated as a private property/condo in the sale process.

Your concern will be the available funds (CPF usable, available bank loan) and the location, future prospects (value appreciation, rental yield etc).

If you have no specific preference, I can give you some analysis of existing ECs for comparison.
