It might not be possible to find such property that fit your requirement within central.

Some other location need to MRT near City Fringe that you may want to consider are area near
1) Potong Pasir MRT
2) Haw Par MRT
3) Farrer Park MRT
4) Kembangan MRT

Noted that you're looking for an investment property. In my opinion, Rentability is the number one factor you should look out for.

I agree that it is important for the property to be easily accessible and close to MRT. This is what attracts tenants in the first place.

However, Freehold properties are usually priced higher than Leasehold properties within the same location, hence resulting in a lower rental yield.
