Hi, I am a Singapore Citizen and my partner is a Foreigner. We are not married. If we're looking to buy a condo together, may I know what the taxes involved will be please? We were told by a property agent that we could use the 99-1 method to reduce ABSD as the Foreigner ABSD would only apply to the 1% ownership under my partner's name. Is that accurate? Thank you all for taking the time to reply.

Hi, a better way is perhaps not to involve your partner and to purchase a condo solely using your name ? That way, stamp duty payable is only at 4%.

Hi

If you are a first-timer, you will generally pay a buyer stamp duty of 3% or 4% depending on the value of the property. If you include your foreign partner, there will be an additional buyer stamp duty.

Doing a 99-1 part share will have implications which you should be aware of.

If you are not married, structuring a 99-1 percentage of holding will not allow you to avoid the Additional Buyer Stamp Duty of 20%. You may want to consider buying as a married couple or alone to avoid paying the additional buyer stamp duty.

Hi,

Sorry, you could have been ill-advised by the agent.

Purchasing a private property under Tenancy-in-Common using 99/1 share method, you will still incur the max 20% ABSD for the property.

The only way to avoid this ABSD is for both you to get married, or for you to purchase under your sole name.
