Evening Mr. Liew,

Firstly, you need to know that only married PR to PR couples or PR to SC couples are eligible to purchase resale HDB unit.
Secondly, if you do have existing private property in hand, locally or overseas, you are required to sell it within 6 months from key collection.
Lastly, assuming that you do not have any CPF at hand and managed to obtain 80% loan, the figures are as stated below, if you are PR and PR couples:

1) ABSD: $20k
2) 20% Downpayment: $80k
3) Legal and Stamp fee: $9.5k
4) Misc expense: $1k

With the figures stated above, you will need around $110k cash, excluding COV and salesperon commission.
