Morning,

Under the new cooling measure, the ABSD payable is based on property count. For PR, 5% ABSD is payable for their first property count, hence it include both HDB and private.

It's applicable on HDB as well so it will be like a 5% + 3%.

Hi Amit,

Thank you for posting in PropertyGuru.

The 5% ABSD imposed on PR buying first property is applicable whether you are buying your first resale HDB flat or private flat.

Let say you are buying your first resale HDB at $500,000; you will have to pay $25,000(ABSD) on top of $9,600 (BSD).

Please be noted of other new measures concerning you, including 1) PRs who own a HDB flat will be disallowed from subletting their whole flat. 2) PRs who own a HDB flat must sell their flat within six months of purchasing a private residential property in Singapore.
