Hi, I am a foreigner,Malaysia holding a work pass. Me and my fiance(SC) will be getting married in the next few months. We are in the midst of looking for home too. My question is, when buying HDB/Condo for home loan, is it only the SC is the only main applicant, or are we able to combine? Also how does the Non-Citizen spouse scheme work?

Hi,

If you're planning to purchase a HDB resale flat, then only your Fiance's income will be taken into account. This is because you cannot be the co-owner to the HDB flat due to your non-Citizenship (and non-PR) status.

However, if you were to purchase a private residential property, then both your income can be taken into account for loan assessment.

Do that note you can apply for ABSD remission as the property can be considered your first matrimonial home.

Hi Lawrence,

If it is a resale HDB flat, only your fiance's income will be taken into consideration as you can only purchase under the non citizen spouse scheme in which your fiance is the owner and you are the essential occupier. However, if it is a condo, both of your income will be taken into consideration for the loan assessment.

The loan assessment framework between a condo and HDB purchase is also different. As your finance is a Singapore citizen, Additional Buyer Stamp Duty (ABSD) is not applicable regardless of your purchase.
