Hi, I am a foreign national (UK) and my wife is a Singapore citizen. Can we purchase a resale EC between 6-10 years from TOP a) together b)in her name only? If b), would my earnings count towards the MAS maximum affordability calculation and also a mortgage calculation with a bank, or only her earnings? Many thanks for your help.

Dear Sir,

You can either purchase under her sole name or purchase together as a married couple. For both scenarios, ABSD is not payable. Only the purchaser's income can be used towards the assessment of the bank loan.

Singapore has a Total Debt Servicing Ratio framework which is used for loan assessment. A maximum 60% of your income can be used towards servicing a housing mortgage loan.

If its a matrimonial home, ABSD will not apply. We have done a number of SC/foreigner couple buying a matrimonial home.

Your name will need to be included for the assessment. I have bankers who will assist you in your loan.

Hi,

You can purchase on a joint name basis as the matrimonial property, no ABSD would apply as its your first and only matrimonial property, and since one is a Singaporean citizen.

To include your income for loan assessment, you would also need to be a owner as well to be a co-borrower. MAS Singapore adopts a regulation called TDSR for loan assessment, where monthly total loan obligations cannot exceed 60% of monthly income.

Hi Sir,

A resale EC is considered a private property. Hence you could purchase the property either jointly or under her sole name.

In order to utilise your income for loan assessment, you will need to be a co-owner of the property, either as Joint Tenancy or Tenancy-in-Common.

Do take note that ABSD is not applicable for Singaporean's first matrimonial home. So, if both of you do not own any residential properties in Singapore, you will not be liable for ABSD for your resale EC purchase.
