Hi, I am a first timer looking to buy a resale 3 Rm flat in Marine Parade. With a HLE assuming granting me 345K and a CPF saving of 100K so how much cash do I still have to pay with the flat lets say selling at 420K? Also am I eligible for any grant since my parents are also staying in the area?

Hi,

Presume selling price is $420K,

1) 90% loan: $378k
2) Downpayment 10% CPF: $42k
3) Stamp and legal fees CPF: Around $8k
4) Balance CPF available: $50k
5) Top up in CPF: $378k-$345K=$33K

The cash that you need to pay is the agent's service fee of 1%+GST, valuation report and admin fee, estimated $5k.

If you are buying under Single Scheme, you will be eligible for 15K grant. In the event that you get married in the future, you can get a top up grant of 40K for staying near parents.

Hi,

The amount of cash you need to prepare depends on how much is the difference between valuation and selling price. If selling price is 420K and valuation is 400K, cash over valuation is 20K. The rest of 400K is funded by your CPF and HDB loan. Stamp duties and legal fees can be paid by CPF.

Other cash components include agency fees 1%+GST , and hdb admin fees, total about 5K.

Morning,

Depending on the valuation figures, your cash component might vary. Based cash requirement would be $5k, being for option and exercise fee. You will also need to prepare around $1k, being for valuation fee, admin fee, property tax refund, etc. Not forgetting commission payable to your servicing agent.
Grant should be eligible to you as your income is within the cap set by HDB but the actual figures would be dependent on whether you are getting under single scheme or public scheme.
