For those aged 55 and above, each application is handled on a case by case basis. But, it should not be a problem in most cases where owners are simply down sizing.

Hi Asiah,

Technically the regulation is for private property owners 55 years old and above, buying a resale hdb 4-room size and below, they need not wait out 15 months after selling the private property. Since only one of you does not fulfil this, it may be possible we appeal with HDB for them to assess on a case by case basis. I have tried for some of my clients and happy to do the same for you.

As your wife is under the age of 55 years old and therefore you will not be eligible to purchase a HDB flat after selling the condo. For your case, I would suggest appealing to HDB for a waiver of the 15 months wait. I have assisted many of my clients in their appeal process and will be happy to assist you further.

I do not wish to give you hope like others do in mentioning that you have good chance to have your appeal approved in order to purchase a resale HDB immediately after selling your current private property as each case is considered on its own merit. Such words are likely enticing words for them to work on your sale listing.

In all fairness, the condo you own, the price you can get may also play a significant role in considering your appeal as well as your reason behind the downgrade. It will be great to plan ahead based on worst case scenario.

Hi Asiah,

1) The recent cooling measure stated only when both are 55 yrs or older are exempted from observing the 15 months wait-out period for buying a 4-rm resale flat or smaller.
2) So since your wife didn't meet the minimum age criteria, you will have to observe the 15 months wait-out period.
