Hi! I am 37 years old & would like to purchase a freehold landed property at around $1.7-2mil. I recently just sold off my Condo and living in HDB now, which is under my parents name. Gross monthly salary is $8k. And savings up to 200k. CPF has close to $120k perhaps. And of course to take loan, Any advice?

Hi,

Based on $8k monthly salary, assuming 60% TDSR and no other major loan obligation, 28 years loan, the max loan should be approximately $1.027mil. There could be ways to increase the loan if you have some funds ready on hand.

Assuming $1 mil loan approx, and $320k cash and CPF, it may be quite tough to get the landed as most are going above $2.5 mil at the minimum.

Dear sir/madam,

Basing on the funds available for 25% downpayment assuming you are eligible for maximum 75% loan, the maximum purchase price you can do is $1,200,000 (basing on a rounded off figure of $300,000 you have in cash and CPF). Basing on your income and 60% TDSR which Ivan has worked out, your loan amount eligible is also short of the $1,700,000 to $2,000,000 you have set out to achieve, therefore any shortfall of this amount has to be covered through cash that is not loan from any banks or financial institution.

1 of my agent has recently helped her buyer to secure a freehold landed unit which requires some works in D20 for $1.85m and we do have very limited units left within this price bracket for considerations.

Hi,

The maximum LTV is at 75%, which means you will need to fork out 25% as downpayment for the property purchase. Based on your existing funds of $320k ($200k Cash, $120k CPF), the maximum purchase price you could go for is $1.28m. This is excluding the stamp duties that you will need to pay as well.

Hence, unless you have other source of funds coming, it is not quite possible to get a landed in your targeted range of $1.7-2m.
