Hi, I am 35 this year and is currently deciding if I should buy a 3 or 4 room resale unit for own stay. I understand that if I was to purchase a 4 room now under the Single SC scheme and to take up the grant. If I am to downgrade to a BTO 2 room unit, I am subject to a levy payment but not for a resale 3 room unit. My GNS is will I be subject to any additional "penalty charge" if I am to downgrade from a 4 room flat to either a 2 or 3 room flat?

Hi,

You may have gotten the wrong impression, resale levy is payable when you purchase a 2nd subsidized flat (eg. resale flat with grant or BTO from HDB). Hence it doesnt matter if you get a 3 or 4rm now.

Good morning,

Since your intention is about down sizing with HDB subsidized unit, resale levy will still be payable regardless of what size unit you are getting now. The only difference is that if you get a 4 room flat now, the resale levy will be S$20k compared to S$15k for 3 room flat.

Levy only apply to 2nd subsidized flat. Hence there is no levy if you downgrade to smaller resale unit. Please drop me an email for me to share more of the details.
