Hi, I am 35 and single. Currently staying with my widowed mum in a fully paid flat under her name. We want to upgrade to a bigger place. Regardless, I am bringing my mum to stay with me. To reap the best benefits in terms of grants and purchase price of property, is buying a resale flat under the singles scheme a better option as compared to buying a BTO with my mum? Currently earning 5.6k per month, 200k in OA and 50k cash on hand. Thank you.

Hi Mohamad,

It is a similar concern that some of my buyers are having as well, and its great that you are taking the step to plan ahead. Based on the details shared, there is also a 3rd option which you can consider, to get a private property and rent out the current hdb. In fact it may reap the most benefits as there is potential capital appreciation and also rental income to support the plan. I have worked on similar client cases and will be glad to share a detailed financial plan to work out the sums so you can make a more informed decision. Resale HDB prices are pretty much subdued due to the various cooling measures and policies from government to keep prices affordable for the population, hence it may not be the best move if you have investment objectives in mind.

Hi Sir,

It depends on your timeline. In terms of finances, I think you are in a comfortable position to buy either a BTO or resale flat. For BTO, you will need to buy together with your mum as you will only be able to purchase a 2 room BTO as a single. If your mum had enjoyed a subsidy before, you will be liable for a resale levy when you purchase a BTO.

There is also the timeline issue, when it comes to BTO, you will need to wait at least 3 years for the flat to be ready and the floor area and layout may not be as spacious as compared to resale flat. Dor a resale flat, you will be able to select the location that you are keen on as well.

There are many factors to consider and various alternative for your case.
I will believe that the flat under your Mother's name is already more than 5 years and will qualified to get a BTO jointly with you.
Getting a new BTO will mean a wait of around 3 years before getting the flat and since your mother will be considered as a second time applicant since she own a flat now.
However, applying for a BTO as a single mean a lot of restriction and definitely won't be considered as a upgrade.
Thus, i believe the better option will be the resale market under your name as you can get grants such as Proximity housing grant to help you out with the purchasing of the flat.

Based on your above description, I would think that a resale flat within a 4km proximity to your Mother's place would makes more sense than getting a BTO flat.

You will qualify for Singles Grant as your income is below $6k, and you enjoy proximity housing grant of $10k (or $15k if you are staying with your Mother).

However, I do have a better proposal for you to consider if you are looking at maximizing your returns.
