Lets be practical.
It really depends on the demand & supply in the market for that period we are marketing.
Lucks also plays a part too. If there is good budget tenant and your unit fits their requirements well, you get high price easily.
But rest assure, if you want to rent out fast, put around market price.
If rent out earlier one month, you get one more month money. If mark too high price, unit usually rent out slower and if delay one month, less one month income.
