Hi Gurus, would like to know, I'm a singaporean, and my wife is a new PR (less than 3yrs), can we buy resale HDB immediately without restricted by the new rules (PR only can buy house after 3 years). How much have to prepare? Entitle any discount from government? how is the calculation?

Evening Mr. Liew,

The new ruling only affects PR and PR couples. SC and PR couples are not impacted by the ruling. Therefore you are currently eligible for the purchase.
As to how much you need to prepare for the purchase would depend on the estate you are looking at, unit sizing, how much CPF you have, how much loan is eligible to you. If your combined income does not exceed $10k, you will be eligible for $20k half grant.
