As first timer buyers staying near parents, you will be eligible for $40k grant if both of you are SC. There will also be proximity grant available. However, your purchase power will be dependent on how much loan you can get, how much CPF OA do you have and the period of loan you are looking at.

the maximum housing grant both of you can obtain is $50k according to your combined income of $7k. $20k proximity housing grant and $30k first timer housing grant.

In order to find out your affordability, it will be best to apply for HLE (HDB loan) or IPA (bank loan) to find out how much loan can you obtain first. With this and your cash on hand, you will have a better idea of your affordability.
