Hi Gurus, with the recent announcement from our minister Mr khaw, to increase more BTO flats and to build more flats ahead of order, what is the current trend of COV asking (hot area) like Bishan & Queenstown? Dont quote median cov from HDB site, is not realistic at all. Thanks.

Evening Leo,

The estimated COV for Bishan is around $60k to $90k and for Queenstown will range around $50k to $100k, as Queenstwon covers a very large area.
The upcoming new flats will not have major impact, as they still need time to be completed. The upcoming exact location is also a mystery and as we know, most of the matured estate are currently densely built.
COV and valuation may stable down, or they might shoot up soon, as more and more condo owners are selling off to buy HDB.

Hi Leo,

It all depends very much on the condition of the unit. I have recently transacted a unit in Bishan 5 room flat for $25k COV for an original unit on the top floor.

Selling prices very much depends on how the owners perceive their unit as well as the marketing agent who is serving the owners whether the agent does educate the market condition to the owner. Sky high COVs are still being quoted but the number of transactions with sky high COVs are definitely getting lower.

As of now, COV is still quite high. Esp for areas like Bishan & Queenstown is still calling between $50-$90K, depending on various factors

Hi Leo,

To give you a very exact COV value, I sold a 5I at Bishan St 13 2 weeks ago, at COV $68K within 3 days.

Bishan area, regardless of high or low floor, is still commanding COV of at least $50K minimum.
