Hi gurus,

With resale hdb prices on the dip, in your insight do you think there will be a SIGNIFICANT domino effect on hdb valuation (not resale prices).

Do you think mature estates like Queenstown, Tiong Bahru prices will drop way to below valuation and thereafter reshuffle the valuation of such units to even lower prices?

I'm thinking of buying an unit at these areas and am wondering I should buy now (low or no cov) or should I wait to see if the prices of such units will go down even further?

In your expertise and insight, do you think prices in such prime areas will be significantly affected, such as a 720k valuation unit can drop to below 680k in valuation?

Hi, for prime places, it is fortunate if you are able to get one with low COV. The reason for the high valuation in the first place is due to its location, and if you are the seller yourself, I don't think you will even be willing to sell it with low COV right? The recent measure does help buyer as they are spoilt for choices but in the mid to long run, it is a fair system for both parties.
