When’s your MOP date?

By the way do take note that gou are only eligible to register intent to sell your HDB and commit to a purchase on or after your MOP date. Having say so, I will strongly advise you to commit to a purchase only after your buyer has exercised the OTP for sale.

As for marketing of your unit, we can start 2 to 3 months before MOP date.

May I know are you looking for hdb or private for the next purchase? You can only issue the Option to Purchase to your prospective buyer after MOP of 5 years is fulfilled and HDB Intent to Sell completed. It will be better to secure a buyer for your current property before purchasing or committing to the next property as it does take time to secure a buyer at a reasonable price.

The earliest possible date you are able to ink the OTP will be after your Minimum Occupation Period is met, however, marketing activities as well as viewing can be done prior to that, therefore we will need to analyse the existing supply available in competition against you versus the level of potential demand in your area to establish a possible timeframe required to market your property.

To transit smoothly from your current HDB to your new place requires meticulous planning in terms on timeline. It depends on whether the next property is another HDB or a private property as the transaction timeline of each type of property differs slightly.

To save time, usually I will recommend my clients to start marketing their properties early, ie. 1-2 months before the actual MOP so that there is sufficient time to secure a buyer who is able to pay the best price for their property.

For the purchasing, it will need to be timed in tandem with the sale so that you are able to transit smoothly and seamlessly from your current place to your next place without the need for an interim place to stay and a bridging loan.

Selling property is a demand and supply situation. There are no definite one solution to do it fastest.

It is a statistic solution; to reach the largest pool of buyer, and to attract the right buyer at the right price.

(1) Largest pool of buyer: Advertising is the only way to shout out loud to all potential buyer in the right place at the right time.

(2) To attract right buyer: Content published is attractive to potential buyer

(3) Price: Set the right price will increase the chance of getting right buyer; has the correct budget.

The last is to verify the eligibility of the buyer. This is crucial as not all buyer, especially DIY buyer aware of their eligibility. I had once encountered a DIY buyer that he is not eligible to buy HDB flat, but came to view the unit and intent to offer a downpayment.
It was after verification of his eligibility to understand he has yet to get a marriage certificate before he is allowed to proceed with the purchase.

Buying property is not only buying a concerte 4 walls, it is buying a home. Thus verious considerations should be make known and go through consideration before understanding what is the real needs.
A lot of people just want to make it quick without making second throughts and just buy and regret later. Thus it always facilitate the whole buying process by having careful thoughts and consideration before starts out in the home search.
