An experienced agent will be able to point out to you the pros and cons of a particular unit and provide you with a neutral assessment which the owner's agent may not be able to provide. There is no disadvantage of engaging an agent to assist. Buyer agent plays an important role in negotiating for the best bargain for his client and to ensure a smooth and seamless completion from the start of the viewing all the way till the buyer collected the keys.

A buyer agent representing your interest is advantegeous in a way of assisting to nego the prices on your behalf and ensure the price you agreed did not attract COV. (Cash top up) A buyer agent will also take note on your profile and will only advise you to proceed with a particular purchase if it is safe for you to do so. With their knowledge on the job, they will be able to advise you on the pro and or purchasing an a particular unit. In addition, there are cases where the seller could be having some problems proceeding with the transaction and an agent can assist to solve it based on his knowledge in the industry. Although there are seller agent that might be willing to do the paperwork and processes on your behalf for free, do note that they are representing the seller's interest and might not advise you the repercussions of purchasing that particular unit based on your profile. I have known of some buyers without an agent forfeiting their deposit after they came to know that they could not afford to purchase a particular flat.
