Hi Gurus, we are planning to upgrade from current BTO but would like to understand the CPF withdrawal limit/ Valuation limit for a resale with HDB loan. Is my understanding correct that CPF withdrawal limot is 120% of valuation? And anything beyond 120% including HDB interest has to be paid in cash? Thanks for your kind explanation.

Hi,

Yes WL is 120% of VL. This is total amount of CPF OA you can use, if the property is able to last the youngest buyer until 95 years old.

Hi,

1) Your understanding of the CPF withdrawal limit is absolutely correct.
2) Anything else other than the 120% has to pay in cash.
3) This is the thing that our government has to keep reminding, do not go beyond your limit in your purchase. Some people only realize this when they are in their late 50's to be told that they had met their withdrawal limit and have to use cash for the remaining mortgage.
4) The way to minimize exceeding the 120% is to use more cash in paying the monthly mortgage.

Dear Sir/Mdm,

I am assuming you are upgrading from your current BTO to a bigger resale HDB flat. You are right to state that the max CPF withdrawal limit is 120%. On top of that, you will need to service the HDB loan in cash.

If you are taking a HDB loan for the resale flat, you must also take note that you are subjected to a right sizing of loan and will not be able to cash out 100% of your sales proceeds from the sale of the HDB.

When upgrading, it is recommended that you plan the finances and timeline properly before we proceed further so as to minimise the cash outlay and also avoid the need for an interim place to stay.
