Hi Gurus,

We are a SC/SPR couple and currently we are living in a Resale 4RM HDB bought WITHOUT CPF Grant. The MOP of our current flat ends in May 2020.

We are currently thinking ahead and see what are our upgrade or investing options. We do not really have preference whether we want to stay in a EC/condo or HDB as long as we can maximize our returns. We also wanted to try to maximize the government subsidy as much as possible hence considering the EC or HDB BTO.

A few questions we have:

1) Are we allow to apply for EC or BTO now if the TOP of the new flat is after May 2020 (our MOP) ? I heard somewhere that if we have not utilize the CPF grant we can.

2) Are there any subsidy we can get ? Household income is around 9k per month without bonus.

3) What is the best next option ? ie. keep the resale and buy another private condo ? or upgrade to a EC and look for the next option again ? Or upgrade to a 5RM BTO ?

Good afternoon,

You can apply for new EC/ BTO if its TOP date is on/ after May 2020 because you didnt utilise CPF housing grant.

Housing grant for new EC will be $20k for SC/ SPR as of current regulations for combined gross income up to $10k. It will be $30k for SC/ SC.

It's too early to judge whats the best option for you as your MOP date is still 3 years down the road. But based on current market condition, it will be best to opt for EC or private. It could/ might be the same option for the next few years.

You may book an EC project as long as the TOP of the EC is later than your MOP date. You will be eligible for an additional grant of $20,000 with your income level.

EC is a good upgrading option which offers very good upside potential. Historical data has shown that majority of EC owners are able to achieve a decent profit after selling their EC. I can email you this report for you to take a read.

I have assisted many of my clients to upgrade from a HDB to an EC. There are quite a number of EC projects available on the market current, please feel free to share with me further your objectives so that I can share with you some options with upside potential.
