Hi gurus,

Need some analysis and facts from gurus out there. Let’s put the details down:
1) Married couple - 35y/o and new PR (both)
2) Wanted to buy an EC or private property
3) How much cash required if we would like to purchase a $900K unit?
4) Would like to have few contacts for our purchase

Hi

SPRs are not eligible for the new executive condominium. However, you are eligible for resale EC or private condominium.

You will require to place a 1% deposit of $9K (cash) for the booking based on your purchase price of $900K. Exercise fee will be 4% which is $36K. Stamp duty and ABSD will amount to $66.6K from CPF or cash. However, this may be reimbursed back from CPF if available. The legal fee varies from lawyers but is in the range of $2.5K to $3K. The balance will be during completion.

You may like to know that for the purchase of a private condominium, you may not pay for agent commission.

I would suggest you use an agent as this is likely to be your 1st property. Though we can provide you with the information however your understanding may be different.

SPR is ineligible for brand new ECs therefore the only option will be resale ECs, which has not much difference comparing to private condos, and with the pricing relatively close these days, a private condo may offer you better quality in terms of amenities and facilities.

Basing on a $900k purchase price, your minimum cash outlay will be 5% of the purchase price. Additional cash maybe involved if you do not have sufficient CPF funds for the appproximate 8% stamp duties applicable for the purchase.

Not forgetting legal fees in the conveyancing which is estimated $3000 range.

Let me give you a breakdown based on $900k purchase price with up to max 75% loan eligibility.

Minimum CASH Downpayment: 5% ($45k)
Balance CASH or CPF Downpayment 20% (180k)
Buyer Stamp Duty (BSD): $21.6k
Additional Buyer Stamp Duty (ABSD): $45k
Legal Fee: $2.5k approx

Total cost (CASH+CPF) = $294,100.

The above calculation is valid if you can qualify for up to 75% loan ($675k), subjected to your TDSR and LTV requirements.
