Hi,

1) Lease type: Leasehold or freehold. Freehold has a higher premium compare to lease hold of at least 15% to 20%.

2) Age: At which year is HDB/Condo now. HDB near to remaining lease of 60 yrs old = depreciation in the near future. Condo near to 60 yrs remaining lease might = en bloc option.

3) Maintenance: What is the physical condition. How much do you need to incur to put it to a state you wanted.

4) Future prospective: Prospective of capital gain from HDB/Condo. From current gov policy does not give better propspective to old HDB.

5) Current financial situation: At which stage are you at? It is still a fighting stage if you are in your 30's. You are able to accept certain risk of betting on a better return.

6) Size: Condo should be of smaller size compare to HDB at the same price. How size matter to you?

Hi,

I think it depends on your objectives of the purchase.

For $600k, you can probably get a 4RM HDB flat in a pretty good location. But with the same $600k, you can probably only get a studio or at best a 1-bedroom condo.

If you have a big family size, then I would advise you to get the HDB flat. If you're looking to purchase for investment purpose, then go for the condo, because HDB is out of the question, as you will need to fulfill the 5-year MOP before you can rent out the whole unit.
