Hi Gurus,

Last week we went for Open House , HDB 5 room flat , Jurong East .

The Valuation is 485 K and COV as 65 K.

so high .... and my budget is 10 to 15 K cov :-(

why the valuations and COV are so High this year ?

what are the reasons ?

my collegues and friends asking me to wait till the market cool down.

is that possible ? or go ahead and Buy now .

pls assist .

Hi Rann,

The COV and valuation are dependent on the region and locality that you are looking for.
For example, units in Woodlands will have a lower COV as compared to units in punggol.

Basically, if you can wait..
you can keep a close eye on new listings and i am sure that you will be lucky enough to get a unit at low price. For eg, there was a unit at tampines, low floor, 15 mins from MRT sold at value, sold on Tuesday night.

This will require a lot of chance and effort.
