Hi Gurus. Is it true that Loan tenure exceeds 30yrs. Meaning if i'm 37yrs.. I can only bank loan of up to 28yrs? Is it true that we have to pay 10% in cash and Next 30% in Cash and CPF?
Not sure now if i should buy a HDB Maisonette EC or Private Condo. Our household income is 13k. But yearly we might have ranging 50k to 200k of profits in cash.
Whats your advice?

Hi,

Its possible for max loan tenure to exceed 30 years, but that will mean a higher downpayment (max loan 60% for 1st loan), ie. 10% cash 30% cpf/cash. Typically, owners will go for lower downpayment by taking max 80% loan, but that will mean max 28years loan as you have mentioned (banks usually use 65 years old as a reference).

If you don't mind outskirts location, new EC from developer has higher capital appreciation potential as its typically 10-20% priced lower than nearby comparable condos. Your requirements may be different hence I be happy to hear more from you to help you make an informed decision.

Hi,

I think you got your numbers all mixed up.

Cash downpayment in most cases is only 5%, with balance 15% of downpayment payable using CPF.

For HDB, you can only loan max 80% up to aged 65, or 25 years loan, whichever is shorter. You cannot loan for 30 years unless you want to take a lesser loan and stretch the tenure to aged 75 years.

For private, you can loan up to max 30 years till aged 65 years, whichever is earlier.

Dear Sir/Mdm,

For a private condo or EC, 5% will need to be paid in cash with 15% in CPF (or cash if CPF is not sufficient). The balance 80% can be in the form of a bank loan. In most situation, your loan tenure will be capped at 28 years due to your age.

I wouldn't recommend to go for a HDB as the upside is limited. If you can qualify for EC, it is a sure bet as EC prices are about 10% to 15% below private condo prices within the same location. You have a very high probability of enjoying a decent profit as historical figures have shown!

Private condo is also a possible option but you will have to be mindful of your entry price (as some PSF price are very high) as well as the location you are buying into. There are plenty of options in the market currently and buying the right one will enable you to enjoy the upside potential in the future.
