Good evening Andy,

Since your MOP is next year (when?), it will be too early to source for a new property now. You should probably sell first before purchase if you take reference from this year's slow moving resale HDB market and I foresee that the resale HDB market next year could be the same as this year.

As for calculation of sales proceeds, it will be the sale price minus off:

1) CPF OA funds utilised plus accrued interest
2) Outstanding loan
3) 2% of sale price plus gst as agent commission
3) legal fees
4) misc fees like resale submission fee etc.
