Hi gurus,

I'm SPR and my wife is Singaporean. We have bought a EC and obtained its TOP on May 2017.
This is our first house and only house at Singapore. We do not obtain any grant from the government. May we get your kind advice for the following:
1) Can we buy a private condo now?
2) If yes, what is the ABSD we shall pay?
3) Can we rent a room to a public?

Hi T,

(1) Since there is a SC in your family nucleus. You are allowed to invest in property (private). However, you have to fulfilled the MOP of EC.

(2) ABSD incurred shall dependent on the ownership of the next property. If only your wife listed as owner then, only 7% ABSD incurred.
If both your names are under the title deed, then, it will be 10% ABSD.

(3) If you are referring to rent out room in your current EC, then answer is "Yes", even though you have not fulfilled your MOP.

Hi T,

As you have bought an EC, you will be require to serve a 5-year MOP period before you can purchase another residential property.

Hence, you will only be able to purchase another condo on or after May 2022.

You can however explore the options of investing into a commercial property, as there are no restrictions on these.

Good afternoon T,

Do take note that you will have to fulfill 5 years MOP before you can invest in residential property in Singapore/ overseas.

Okay to invest in commercial or industrial property in Singapore/ overseas.

You are eligible to rent out a room provided both of you are occupying the unit.
