Hi gurus, I'm looking to buy a private property for self use. Im a Singapore PR and i'm looking for units within $1.20 million price range. What would be the total amount of cash needed. Assume CPF=0 for ease of calculation. Pls include all fees, commissions, stamp duty and any other additional fees and changes that i need to consider to close the purchase.

Good afternoon, the initial upfront payment will be 20% downpayment (provided you can obtain a 80% loan), estimated 3% buyer's stamp duty, 5% additional buyer's stamp duty as a SPR, $3k legal fees, $550 stamp duty for mortgage, minimal valuation fee etc. You will need at least $334,000. Do take note that usually buyers don't have to fork out commission for private property purchase. Btw why not let my banker to advise you on your in principle approval thus you will have a better idea how much can you obtain from bank? Hope to hear from you soon.
