I'm genuinely confused.
I'm nearing MOP soon and the Stamp Duty is giving me a headache.

I heard from another agent that since I am disposing my current house, all the grants and CPF that I have serviced for this current flat will be credited back to my CPF before it can be use for the new house.
But here's the confusion: the returned Grants and CPF amount can't be used to service the Stamp Duty amount.
I have to use either cash or what ever amount that is left in my OA to service them.

Is it true?

I'm asking as I will be buying a new resale flat with my SPR spouse.
The ABSD is what causing the greatest confusion.
$60K just to fork out for the Stamp Duty is very steep on top of the price of the purchase flat.

Hi there, There is no need to worry about the financial portion for the transition, we will just need to time it accordingly to ensure the proceeds and the refunded CPF flow smoothly into your next property. If you are a SC, there isn't any ABSD when you are getting another HDB. it would be good for you to engage someone who is proficient with HDB transaction and get them to do the planning for both the timeline and financial plan for this transition. Hi,

As you're a Singaporean, there is no ABSD for your HDB flat purchase even if your spouse is SPR or Foreigner. I am not sure about who you're getting the advise from, but this is one big headache removed.

As for the normal Buyer Stamp Duty (BSD), you will need to pay in Cash first, but this can be reimbursed from your CPF upon legal completion.

Also, what do you mean by a "new resale flat"? Do you mean a new BTO? Or a resale HDB flat from the open market?

If you're getting a resale flat, there is no need to pay back the Grant in form of resale levy. It will only be in form of CPF Refund, plus accrued interest.

As I can see that you're still unsure about the transaction matters, and worse, gotten ill advice from an agent previously, I strongly suggest you engage a proficient agent who deals with HDB transactions on a regular basis to act for you in your sale (or purchase).

Hi Sir/Mdm,

The CPF that you have used so far together with the interests and the initial grant amount will be credited back to your CPF account and these sum can be used towards the next purchase. If you wish to do the sale and purchase concurrently, you will not be able to draw out the CPF in time to pay the stamp duty. However, you will be able to use the amount in your OA currently to pay for the stamp duty amount.

Hi,

I believe you are SC + SPR family nucleus? If so, you need not worry about ABSD as for family household with at least 1 SC, there is no ABSD payable if you are buying resale flat, as it is understood you are required to sell off the existing property. Only the buyer stamp duty is required upfront, and you can pay this in cash first (reimburse from CPF OA later if sufficient) or whichever amount you have in the CPF OA currently.

If you are SC, and you are planning to take HDB loan again, you can opt for contra facility as well. If not we can time the sale and purchase concurrently such that we have a 3 to 4 week gap for the sale proceeds and CPF refund to come back first before you complete the purchase, which will be in time.

2) There is no ABSD incurred when buying an HDB flat. The IRAS understand that no one is allowed to own more than one HDB flat.
3) If you are an SPR, then after married with another SPR, you are subject to BSD as well as a 5% ABSD.
4) Under such situation, if you don't have enough cash saving and funds in CPF OA. You will have to bite the bullet to sell your current flat first.
5) You shall buy only after you received the refund CPF and sales proceeds.
6) The next thing that you must be aware is if you have took a HDB loan, and intend to utilize HDB loan again.
7) You will be subject to a right-size policy, which is 50% of your cash proceed need to be use to pay for your next purchase.
8) The intention is to reduce the amount of loan from the HDB.
