Under the singles scheme, single aged 35 years and above are eligible for singles grant of up to $80k depending on your household income. However as both your parent are non Singaporean/SPR, you will not be eligible for PHG grant which will further reduced your maximum eligible grant amount up to $65k depending on your income. The grants you are eligible for will be single grant which is fixed at $25k for 4 room flat and smaller (salary cap of $7k per month) and EHG grant the amount depending on the household income (salary cap of $4.5k per month). The income is calculated as the whole family (household income). I understand your concern on this and have served clients with similar situation as yours.
