Hi Gurus, If I own a 5 room HDB and MOP (5 years) is up and wish to upgrade to EC can I apply for Enhanced Contra facility? What are the steps to be taken when booking for EC like bank loan etc, 5% initial cash, 15% CPF what if CPF don't have the 15%? CPF will have money after sale of 5 room HDB so how?

Hi Louis,

For EC you cant apply for enhanced contra facility as bank loan is required for EC. May I know which EC you are keen on? Theres a need to do up the financial plan properly so the transition can be smooth.

Hi Louis,

There isn't enhance contra facility for EC.

If you need the CPF funds from the sale of your 5RM flat, you can opt for deferred payment scheme.

By taking up the deferred payment scheme, you will only be required to sell your 5RM flat closer to the TOP date of the EC. We will need to plan the timeline and request extension of stay from the Buyers of your flat, so as to ensure you have a smooth transition.

Afternoon,

With purchase of EC, you will be using bank loan. Enhanced contra facility will not be applicable. You will either have to obtain bridging loan or sell your unit prior key collection to your EC. You can then work on the extension with the buyers accordingly.

Hi Louis,

Unfortunately, you will not be able to purchase an EC using contra as contra is only applicable for HDB loan. For EC purchase, only bank loan is allowed and therefore contra is not applicable.

If you have the initial 5% down payment then you can book and reserve an EC unit first. The balance of the 15% you can make use of a bridging loan to make up for the shortfall.

The planning of the timeline is crucial to ensure that your bridging loan will come in time for the 15% downpayment. I have assisted clients who are in a similar situation as yourself who are upgrading from a HDB to an EC.
