Hi Gurus,

I’m 31 this year ( Local SC ) my spouse 28 this year currently holding a Long Term Visit as we just got married for a year.
I’m currently holding a 2.5k income monthly. Having about 60k in my CPF ordinary account.

Am looking for a resale 3 room flat around choa Chu Kang area for around 250k to 340k.

Am I eligible for buying a resale flat? And roughly how much loans and grant can I get from HDB. Just wanted to know a rough estimation and if I’m able to afford within that Budget.
And how much do I have to fork out for cash and CPF payment part?

Pls advise.

Hi,

There are no doubt about your eligibility to purchase a resale flat under Non-Citizen Spouse scheme. Note that at the point of application your spouse LTV pass must has a validity of at least 6 months.

According to information provided.

HDB is able to loan you around $165k.
If your income is at $2.5k exact, you are eligible for $30k AHG.

Hereby breakdown of the amount required for HDB between 255k with the assumption of getting sufficient HDB loan as this will greatly reduce the amount of cash needed.

Cash required for resale purchase:

(1) OTP deposit & exercise = $5k
(2) Resale application = $80
(3) For transfer or mortgage = $38.30
(4) Valuation = $120
(5) Miscellaneous = $15
(6) Caveat = $139.30
(7) Fire insurance = $4.50 (3-rm)
(8) Salesperson commission (1%+GST) = $2,728.50 ($255k)

CPF:
(1) 10% downpayment = $56k ($255k)
(2) Buyer stamp duty = $2,250 ($255k)
(3) Legal fee = $999 ($255k)
(5) HPS = $143 ($255k)

Your monthly installment is at $744.02 assuming you are able to receive 25 yrs loan.

From the tabulation of finance situation, do note that you can only afford to purchase max of $255 flat.
Anything above, you will have to use cash to top up.
