hi Gurus,
i own a 5roon HDB in sembawang, plan to upgrade to EC . looking at the twin waterfall @ punggol. my cpf able to fully pay up my hdb. say me and wife gross pay only 5k. is it wise to upgrade ? am 41 yrs old. wat will be the amounts $$ looking at if we get the compact 3room? thanks

Hi,

To upgrade from a 5rm HDB to a EC, you have to consider a few pointers before you set your next commitment.

Firstly, is the TOP. You are unable to sell your current home to cash out the sales proceed to pay for the booking fee 5% cash, stamp duty, 15% cash/CPF.

FOR EXAMPLE:

A 3rm compact for TWIN WATERFALLS, 1104 sqft

PRICE: $794 880
LOAN OF 80%: $635 904
15% CASH/CPF: $119 232

5% CASH: $ 39 744
STAMP FEE: $18 446.40

Lets say your bank interest rate of 3%, for 30 years period, every month you have to set aside $2681.

Secondly, Is it wise to upgrade?

The answer is depends on what kind of lifestyle do you want.

TWIN WATERFALLS is the third EC in punggol, near to major expressways, no resale levy for you as a second timer and housing grant.

With the up and coming govt plans on developing punggol, it will be a good investment as well as good for home stay.
