Hi gurus,
I OTP a flat and also have the valuation report from HDB when I was about to excise they told me I can’t do it cuz of the enthic restrictions. I appeal but was no luck. Won’t they know when I OTP or request for report that tat flat has enthic restrictions? What can I do?

I believe this could happen in between 2 months, where it was open to all ethnic groups when Option was granted in end December 2023, and the situation changed in January 2024. If you have exhausted your option in appealing for the property to be sold to you, then the seller will need to refund you the option money paid so far without any interest. The point of consideration for ethnic restrictions is during the resale application stage and I do know of quite a few similar cases lately that approval were not granted even when appealed.
