Hi Gurus,

I have currently having a joint ownership with my wife a HDB flat with about 6 mths to MOP.
I am a SC and my wife is a SPR.

Are we able to buy a condo (put down initial downpayment) with TOP 2-3 years later now? Or have to wait to fulfill the MOP before buying the 2nd property?

Please advice. Tks

Hi Mr Tan, you have to wait till 6 more months later in your case, to be able to ink and to pay the deposit for the next housing. Pls do take note of the buyer stamp duty as well for the 2nd property. I would be most glad to assist you further and pls feel free to let me know if you need any assistance.

Hi Mr. Tan,

May I know which project you are looking at? Also do note there is additional buyer stamp duties payable and also for 2nd outstanding housing loan the max LTV is only 45%. It will be good to do a detailed financial planning before proceeding. May I have more info and requirements about your plans so to make better recommendations? You will need to fulfill the MOP first before you will be able to purchase a 2nd property as you are not allowed to purchase a property within the 5 years MOP.

I will love to assist you in your property needs.

As you are purchasing a new private condo and not a new EC, you will have to wait till MOP before you can ink on OTP.

But I might have something that you might keen in.

By the way do take note that if you are keen to purchase a private property first before selling your HDB, cooling measures will be applicable.

For instance,

you can only take up to maximum 45% bank loan if you still have outstanding loan.

ABSD of 15% for the second property purchase. Higher of SC 12% vs SPR 15%. You can apply for ABSD remission if you dispose off your HDB within 6 months from key collection/ TOP.

Need to set aside basic retirement sum of $85.5k in your CPF OA + SA first before you can use the excess CPF OA funds in this second property purchase.
