Hi Gurus. I am a Non-Malaysian PR. I am planning to buy a 4A or a 5i Flat in Punggol. My worry is what if after buying the HDB flat, I cannot fulfil the 5 years MOP and I have to go home to my own country? Let's say my PR did not get renewed or I don't have a job (wife is not working and taking care of our kids), will HDB let me sell my HDB flat in the open market even without MOP completion? Or will they take possession of my HDB flat without paying me at all? I really appreciate your expert, honest advice on this matter. Thanks in advance.

Morining Neo,

Do note the following:
1) Only married PR couples or SC and PR couples are eligible for HDB unit.
2) PR status do not expire as PR only renew their re-entry permit. If you do not move out of SG, you should not get into any issues.
3) In the case that you are required to leave SG and forced to sell your unit, you can write in to allow HDB to grant you the rights to market your unit in the open market. If all fails, HDB will repossess back your unit, paying you whatever is equivalent to the market value.
4) In the case that you are unable to return back into SG when you are required to market your unit, you can engage Power of Attornery to assist you or have the necessary documents mailed to you and have it signed in presence of Notary Public.
