Hi Gurus I am a DIY seller and wanted to know, which party is the one to pay for the valuation report fee? The buyer needs loan. Is it the seller or buyer needs to bear the cost? No agent involve.

Dear seller, As a DIY Seller, you should be fully equipped with all these knowledge of obligations as a seller. I am concern about the possible consequences of subsequent procedures which may arise and how are you going to protect your own interests in carrying out the sale. In a sluggish resale market, it is all the more important to find the salesperson with right network to sell your place instead of trying to save the service fees incurred and wear yourself out of the entire sales process. Service fees are negotiable therefore perhaps you should explore a win win situation. Morning, In today's market, if you do not have the valuation report, how would your buyer know how much extra cash they might need to prepare if they were to finalize the deal with you? You can definitely opt to market your unit without valuation report but unless your asking price is obviously attractive, many buyers will be quite unlikely to take the bait. You may or may not provide a Valuation report to your prospective buyer. If you are selling "cheap", buyers can smell it and don't need a report. Since you are asking this, so it may seem you are asking with a healthy COV. If no report for your buyer to refer to, then what your buyer can simply do is look around and be distracted from your unit because he/she senses "insincerity". Read More
