Hi gurus, I am 37 (recently got citizenship) married and looking at buying a HDB. 2 Questions - does my wife need to be on the ownership as well? Advisable to buy resale? Will I still be eligible to avail any of the HDB grants?

Hi,

If your marriage is legally registered, yes her name is required to be in the ownership to qualify under one of the HDB schemes. What are your plans for this property purchase? You be only eligible for grant if your household income is 6k/mth and below.

Dear Sir,

It depend what is the status of your wife, is she a foreigner, SPR or Singapore Citizen? This will dictate which scheme and grant that you will be eligible for.

Nonetheless, regardless of her status, you will her consent to buy the HDB flat even if her name will not be included as an owner.

As you are SC, you can purchase the unit over your own name with your spouse as essential occupier. If your income does not exceed the cap indicated by HDB, you will be eligible for housing grant.

Hi Sir,

Congratulations on getting your Citizenship!

You are eligible to purchase a HDB flat with your wife. She need not be a co-owner of the flat, but her name will be needed as an essential occupier.

Depending on your needs and objective, there are other options that are available to you. You need not only stick to HDB resale flats. If your objective is to get something where it can appreciate in value, you ought to consider Executive Condominiums (EC).

As for CPF Housing Grant, if your combined monthly household income fits, you are eligible for half grant. If you have a Singaporean child, you are eligible for the full grant.
