Good morning Daniel,

HDB will usually require you to add your spouse name into the HDB if you own it as a single initially.

Do take note that she will be subject to 20% ABSD as foreigner if she purchase a private before you guys get married.

I do have a plan for both of you to save on tax. Will you be keen to find out more?

And what do you guys have in mind for such proposal above?

You can purchase under your own name and under Single scheme when you are 35 or above.

As for your future wife to purchase private property, you have to consider the ABSD she would be required to pay regardless whether you declare your marriage after your purchase.

If your intentions is to own both the HDB and the private, then both purchases will have to be done before both of you get married.

However, if your foreign fiancee were to purchase a private now, she will be liable for ABSD of 20%, unless she's from one of the countries that are under free trade agreement with Singapore.
