Hi Gurus, for a 38yo single with income of $6500 per month, Ord acc of $120k & cash $100k, what’s the max loan for 1st property? Supposed cant get hle right? Hdb or condo and which is recommended to maximise returns ? Any good resale freehold condo to recommend? Thanks.

Hi,

Assuming no other major loan installments and good credit score, and based on the limited info shared, you should be able to loan up to max 816k for a bank loan of max 27 years. But based on the cash & cpf OA on hand of 220k, we should be looking at a property price around 800k. You can't take hdb loan as your income exceeds 6k per month.

If you are looking to grow your wealth, personally I feel private property has more potential versus resale hdb. Happy to share more and understand your plans further.

Hi,

The maximum loan you are able to get will be up to 75% of the property purchase price. Based on your income, you could loan up to max of about $816k (for private residential), and $408k (for resale HDB), subjected to TDSR and MSR requirements.

However, as Downpayment is 25%, and assuming you're a Singapore Citizen (BSD approx 3%), the maximum purchase price you could afford is around $785k. Hence your maximum loan amount would be about $588k, even though you could qualify for a loan of up to $816k (for private) based on your income.

If you're looking at resale HDB flat, as your maximum loan is about $408k, you should be looking for a resale flat of not more than $620k.
