Hi Gurus, due to my spouse's overseas property and non-SC/SPR status, I am looking at resale EC or a private property. I would like to find out, if we went ahead with this option, 1) After 5 years MOP, we will be able to sell the property ? We hope to buy a HDB eventually after he becomes a PR. Understand that there is a 30 mth period after selling where we cannot apply for BTO/resale/new ECs. 1) After observing this 30 mth period, will we still be considered first time buyers? And therefore the grants are as per first time buyers? Thanks in advance for your responses. Any additional advice are welcome too.

Good morning buyer,

Let me help you with this.

Private properties are unlike HDBs, you dont have to fulfill any minimum occupation period and you can sell off anytime BUT...

if you sell within 3 years of ownership, there will be seller's stamp duty payable.

within 1st year - 12%
within 1st to 2nd year - 8%
within 2nd to 3rd year - 4%

As for the 30 months waiting period, it is only applicable for BTOs and new ECs. It's not applicable to resale ECs. Resale ECs are considered semi privatised (5 to 10 years old, only SC or SPR can buy) or privatised (more than 10 years old, foreigners can also buy).

After observing 30 months waiting period and if both are eligible for BTO or new ECs according to HDB schemes, housing grants will be granted if eligible.

Good morning,

Resale EC and private properties do not need to fulfill the MOP requirement. However, if you opt to sell it within the first 3 years, you need to consider about the SSD payable.
When your spouse obtain SPR and relinquish himself of the property ownership, you can purchase resale HDB unit immediately. However, you will need to wait for 30 months if you are looking at BTO.

Hi,

There is no MOP to meet for resale ECs or condos, just that if you sell within 3 years, sellers stamp duties will be applicable. The 30 month wait out period after selling condo only applies if you are going for subsidized housing (ie. BTO or EC). For hdb resale there is no need to wait out. You be considered 1st timer if you have not taken subsidies before.

Hi,

I see your concerns, below are the straight answer to your questions:
(1) resale EC & private property has no MOP. You may sell anytime you deem right, only subject to SSD (seller stamp duty) for the 1st 3 years.

(2) With regards to PR status to buy HDB (only resale). Your citizenship is also crucial.
If you are Singapore citizen (SC), you & your spouse may purchase resale HDB now, under Non-citizen scheme, with the condition to dispose overseas property within 6 months upon completion.
If you are not SC, then you are not eligible to buy HDB, only private, subject to ABSD.

(3) Only when applying for BTO/DBSS/new ECs where there is a 30 mths waiting period.
There are no waiting period for resale HDB, as long as the private property is disposed within 6 mths upon completion.

(4) As long as this is the 1st subsidized flat, you are considered as 1st time buyer.
