Hi Gurus, can you advise me on the following for my decision making :

1) What is the HDB valuation of Blk 110, Rivervale walk (6 - 10 flr) ?

2) What is the estd selling price that i can then probably sell off my unit there

3) How much is the estimated rental for a whole unit to be rent out there

Evening,

The current estimated valuation for your unit is around $390k for 4 room flat and $440k for 5 room flat. The COV asking is between $35k to $50k, depedning on your unit's facing, condition and ethnic restriction, if applicable.
As for the rental, 4 room flat should get a rental of $1900 to $2400 and 5 room unit can fetch around $2400 to $2700.

Hi Nic,

Target selling price for 5rm on average should be about $500k for a slightly above average condition unit. For 4rm, you may wish to look at about $420k thereabout. Rental should range from $2.1k to $2.8k depending on furnishing options and condition of unit. Rental for 4rm and 5rm will not differ much since there are only 3 bedrooms.

If you are thinking to sell or rent, I'd advise you to rent should you have met the MOP as rental for HDB has 1 of the best yield as compared to other properties.
