Target selling price for 5rm on average should be about $500k for a slightly above average condition unit. For 4rm, you may wish to look at about $420k thereabout. Rental should range from $2.1k to $2.8k depending on furnishing options and condition of unit. Rental for 4rm and 5rm will not differ much since there are only 3 bedrooms.
If you are thinking to sell or rent, I'd advise you to rent should you have met the MOP as rental for HDB has 1 of the best yield as compared to other properties.
