The estimated valuation for 4 room flat within Punggol east ranges around $485k to $505k. Most units on the higher floor with unblocked view will get better valuation. This is however dependent on the valuer's decision too.

Dear Lily,

Conditions that generally brings up the buyer's desire to purchase the unit will definitely affect the valuation of the house. I would, however, need to stress that different valuation officer's opinion of such conditions may differ and could potential bring about disparity in valuation outcome.
