Hi Gurus, can anyone explain this article in simple terms? How should i calculate if an old hdb unit is worth buying? Appreciate some guidance.

Hi,

General rule of thumb is if you are just planning to get a flat to live out your golden years, and not so particular on the resale value or leaving some inheritance for your child, you should just go ahead with the flat that can last you till 95 years old and something that you really can enjoy a comfortable living.

The recent comparable transacted prices in the vicinity also give an idea how much the market value it should command at the point of purchase.

Hi,

Basically, you have to understand the risks should you go for such an old HDB flat with shorter balance lease.

For me, it depends on what's your profile, and the expectations that you have.

If you're still young, or if you're looking to sell the flat in the future for some expected potential profits, I would advise you to skip this idea. You will very likely end up with a "negative sale" with such a unit.

However, if you are already in your retirement age, and plan to stay there until the day you passed on, with no intentions at all to sell off, then perhaps you could look into such a unit.

Your question is quite broad in a sense that whether a old HDB is worth buying is dependent on the buyer profile. As a matter of fact, most HDB buyers nowadays are resigned to the fact that buying HDB is never an investment in the first place due to recent government cooling measures and decrease in HDB price index in recent years. This differs from buying a BTO as BTO as priced at way below market value. Do note that for old HDB units, HDB and bank will not grant any loan if the lease is left with 20 years or lesser which might greatly affect the value of the unit in future years to come.
