First of all, in terms of appointing an exclusive salesperson for selling your place, you need to ensure that he/she can reach out to a wide network of clients. If this network is not an issue, the benefits you can reap off an exclusive salesperson would be far greater than appointing multiple salesperson, as each individual salesperson is likely to outbid one another in terms of pricing and quoting a lower price to try and secure the deal for you to prospective buyers such that they can generate more clients and stand better chance to bring in an offer to you. This will in turn generate negative sentiments to your unit for sale since buyers who were quoted a lower figures and made offer based on that would likely feel that you are not sincere in selling and be turned off by that. As for purchasing, the most obvious benefit will be working out the time frame of completion for you. This salesperson who is assisting you in sales and purchase will be in the best position to judge based on your timing requirements and more importantly, you only need to have 1 point of contact which eases any coordination efforts.
