Its possible the future infrastructure plans (such as MRT) may be factored in, but the main determinant are still the comparable transacted prices in the area, unit condition, floor, size and area etc. Nevertheless if the MRT station is close to completion and within proximity, most buyers will typically start to see the potential and will be more willing to pay the premium for it. This was observed from one of the HDB sale transaction I have done in the east.
