Hi Guru,

What do you think are the potential of landed houses in singapore?

I am kind of positive of this segment. At end of last year, I sold my 99-year leasehold condo and bought a freehold terrace at upper thomson area. Price had appreciated from my purchase price of 2mil to the current 2.5-3mil within a year.

Do you think it will still have upside potential?

Hope to hear from you.

Hi Andy,

When there is a market correction, I honestly do not see any properties being spared, although the impact could be very much lesser as compared to the rest. You are very smart to have ventured into the landed properties early as you have mentioned. $2m purchase price with existing prices almost easily half a million more.

My team, ECG Dynamic Alliance, having primarily been in the sale and purchase of landed properties have definitely seen many of our clients happy with their purchase and many have also resell the properties brought 1-2 years back.

If you are thinking of selling due to the possible market correction, it'll be good if we can discuss further on what are the possibilities we can explore.

Thanks Geryl. I am looking at that as a possibilty but as it is a newly rebuilt house, I am thinking very carefully whether I should sell after 1 year. If i decide to sell my current property, I am looking into renting or buying a freehold suburban condo for about 4 years while waiting for the full correction before returning back to upgrade to a semi-D or Detached house.
