Hi Guru,
My wife and me both are PR and completed 3 years. We like to get the 4-room HDB resale house. Combine monthly income 7.5K. I have some questions.
1. Combined CPF OA 30K only. Can I use the 30K for 15% down payment and Is it possible to request for monthly repayment deduction from our CPF account with is coming-month will be add in our CPF account.

2. We don’t have cash in hand. We would like to apply for personal loans. I need a clarification,
For example, Bank approved 500K loan. My house value also 500K. According to 80% loan = 400K. Is it possible to get the balance amount as personal loan?

3. How much 4 room house in woodlands area.

Good afternoon Terrence,

Do take note that your initial outlay for a resale HDB purchase will be as such if you can obtain up to 80% bank loan:

1) 5% cash downpayment
2) 15% CPF downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fees
6) valuation fee, stamp duty for mortgage etc
7) agent's fee (1% of purchase price)

If your purchase price is $500k, you need at least $140k in cash/ CPF OA funds.

Normally by taking up a personal loan, it will affects your 80% bank loan. And you can use your CPF OA funds to finance your monthly mortgage repayment.

Prices for resale 4RM in Woodlands varies. If you are going for 4S, you probably can get it around $350k +/-.

Evening,

If you are looking for 4 room flat, there are units in CCK which is going at $350k. Once you have secure the mortgage loan, the amount of personal loan will also be subjected to MSR and TDSR. It would be good to have the sums worked out before jumping in for the purchase as you will still need to prepare cash for 5% ABSD, legal and standard stamp duty, agent's commission, etc.
