May i know which is the better buy in term of the housing value. I am looking at executive mansionette at srg north and also the rivervale / rivervale crest at sengkang. Thank you

If you are looking purely from the dollar value perspective, a private residential property will give you a better hedge than a public residential property.

Nevertheless, it boils down to the final price of the individual units. If all conditions are that they are purchase at market value, I believe my earlier statement holds accurate.

Hi,

It depends on the objective for this next purchase. Would you be planning to stay long term through your golden years and retire in it, feeling at peace that there are no longer any housing obligations? Or there could be a possibility that you may wish to move again and right size to another property when the kids are bigger.

Based on prevailing trends, it appears private property are holding up better in terms of value and capital preservation and is still resilient even amidst the headwinds created by the economic uncertainty. Older hdb prices are still on a downtrend although at a slower rate. Reason being HDB resale prices are kept in check by government policies, as well as the fact the fact that it reverts to zero value at the end of 99 year lease, and yet owners can't initiate any enbloc collective sale before that. As a result, both trends are diverging and this is why private property still has its demand.

If the finances are comfortable, and there is a possibility that you may move again next time, it might be good to have a discussion on the financial feasibility of all options.

In terms of housing value, I would advise going for Sengkang as it is much younger in terms of lease and the last batch of EA being built by HDB. Buying an old property is a risky decision as you may have difficulty finding buyers in the future due to decaying lease issue. Moreover there are CPF and loan restrictions applicable for younger buyers that will restrict their ability to purchase older properties even if they wish to.
